Do I need a zoning certificate?
Most work that changes a structure or how a property is used requires township approval before the work begins. If you are unsure whether your project needs a certificate, call the zoning inspector first — it costs nothing to ask, and it is far easier than correcting work after the fact.

- New homes and other new construction
- Additions to an existing building
- Accessory buildings — garages, barns, sheds, pole buildings
- Decks, porches, pools and fences
- Signs (use the sign permit application)
- Changing the use of a property or building
How to apply

- Include a site plan showing lot lines, existing structures, and the location and dimensions of the proposed work.
- Check the permit fee list (PDF, opens in a new tab) for the amount due.
- Submit the application and fee to the zoning inspector.
Zoning certificate or building permit?
They are two different approvals, issued by two different offices. Circleville Township issues zoning certificates — these confirm your project is allowed on your lot and meets setback, height and use requirements. Pickaway County issues building permits and performs construction inspections for structural, electrical, plumbing and mechanical work. Many projects need both.
